REGA-Compliant Platform

Jedlee is committed to full compliance with the Real Estate General Authority (REGA) Electronic Platform Licensing Standards of 1442H. We ensure all advertisements published on our platform are licensed and regulation-compliant.

1. REGA Advertising License Requirement

All real estate advertisements published on the Jedlee platform must comply with the Real Estate General Authority (REGA) regulations. Every advertiser must hold a valid REGA advertising license (Fal License) before publishing any property listing on our platform. Required documentation for advertisers: • Valid REGA Fal License number • Commercial Registration (CR) number • National ID or Iqama for individual advertisers • Authorization letter (if advertising on behalf of property owner) Jedlee verifies all advertiser credentials before activating listing privileges. Unverified advertisers cannot publish advertisements on the platform.

2. Advertisement Content Standards

Every property listing on Jedlee must include the following mandatory information as required by REGA: • REGA Authorization Number (Fal number) displayed prominently • Accurate property description matching actual conditions • True and current property images (no misleading or stock photos) • Correct pricing information (no hidden fees) • Property type, size, and location details • Building permit number (for new developments) • Ownership documentation reference Advertisements must not contain: • False or misleading information about the property • Unauthorized use of third-party images or content • Discriminatory language or content • Pricing that does not reflect the actual asking price • Claims about returns or investment guarantees

3. Unlicensed Advertisement Processing

Jedlee maintains a strict policy for handling unlicensed real estate advertisements: Detection Process: 1. Automated screening of all new listings for valid REGA license numbers 2. Periodic audits of existing listings for license expiry 3. User reporting mechanism for suspected unlicensed advertisements 4. Cross-referencing with REGA's public license database Actions Taken on Unlicensed Advertisements: • Immediate suspension of the listing pending verification • Notification to the advertiser with a 48-hour compliance window • Permanent removal if valid license is not provided within the deadline • Reporting to REGA for persistent violations • Account suspension for repeat offenders All actions are logged and auditable for regulatory compliance.

4. Advertiser Responsibilities

By publishing advertisements on Jedlee, advertisers agree to: • Maintain a valid and active REGA Fal License throughout the advertising period • Provide accurate and truthful property information • Update listing information promptly when changes occur • Respond to inquiries in a timely and professional manner • Comply with all applicable Saudi Arabian real estate laws and regulations • Not engage in any form of real estate fraud or misrepresentation • Remove or update listings when properties are sold, rented, or no longer available • Cooperate with Jedlee's compliance team during audits or investigations Failure to comply with these responsibilities may result in listing removal, account suspension, or reporting to regulatory authorities.

5. Platform Compliance Measures

Jedlee implements the following compliance measures to ensure platform integrity: Technical Safeguards: • REGA license validation during advertiser registration • Automated license expiry monitoring and alerts • Content moderation system for listing quality • Audit trail for all listing modifications Operational Procedures: • Regular compliance reviews of active listings • Staff training on REGA regulations and updates • Incident response procedures for compliance violations • Quarterly compliance reports submitted to management Cooperation with Authorities: • Full cooperation with REGA inspections and audits • Prompt response to regulatory inquiries • Implementation of REGA directives and updates • Participation in REGA's PropTech Sandbox program

6. Prohibited Activities

The following activities are strictly prohibited on the Jedlee platform: • Publishing property listings without a valid REGA Fal License • Advertising properties without proper authorization from the owner • Using fake or manipulated property images • Misrepresenting property features, size, or condition • Price manipulation or bait-and-switch tactics • Advertising properties involved in legal disputes without disclosure • Collecting personal data from platform users for unauthorized purposes • Any form of money laundering through property transactions • Circumventing the platform's verification processes Violations will be reported to the appropriate authorities including REGA, the Ministry of Commerce, and law enforcement as applicable.
