Terms of Use

By accessing and using the Jedlee (جيدلي) real estate platform ("Platform"), operated by Smart Start Real Estate Marketing Services, you agree to be bound by these Terms of Use. If you do not agree to these terms, you must not access or use the Platform. These Terms of Use apply to all users of the Platform, including but not limited to: • Visitors browsing property listings • Registered users with customer accounts • Licensed real estate advertisers and agents • Property developers and owners listing properties • Administrative users managing platform content These terms are governed by the laws of the Kingdom of Saudi Arabia and comply with the Real Estate General Authority (REGA) platform licensing standards.

To access certain features of the Platform, you must create an account. When registering, you agree to: • Provide accurate, current, and complete information during registration • Maintain and promptly update your account information to keep it accurate • Maintain the security and confidentiality of your login credentials • Accept responsibility for all activities that occur under your account • Notify Jedlee immediately of any unauthorized use of your account For Advertisers (Real Estate Agents, Developers, and Owners): • You must hold a valid REGA license (Fal license) to advertise properties on the Platform • You must register through the National Access Portal (Nafath) for identity verification • You must provide your REGA authorization number for each property advertisement • You must maintain active and valid licensing throughout your use of the Platform • Failure to maintain valid licensing will result in suspension of advertising privileges

All property advertisements published on the Jedlee platform must comply with the following standards: Mandatory Information: • REGA authorization number (رقم تصريح الهيئة العامة للعقار) for each listing • Accurate property type, location, size, and pricing information • Clear and truthful property descriptions in both Arabic and English • Authentic property images (not copied from other sources) • Valid contact information for the listing agent or owner Prohibited Content in Listings: • False or misleading property information (price, size, location, features) • Properties without valid REGA authorization • Duplicate listings for the same property • Discriminatory language or content • Content that violates Saudi Arabian laws or regulations • Images or descriptions that infringe on third-party intellectual property rights Jedlee reserves the right to review, edit, or remove any listing that does not comply with these standards without prior notice.

When using the Jedlee platform, you agree to: • Use the Platform only for lawful purposes and in accordance with these Terms • Not use the Platform in any way that could damage, disable, or impair the Platform's functionality • Not attempt to gain unauthorized access to any part of the Platform, other accounts, or computer systems • Not use any automated means (bots, scrapers, crawlers) to access or collect data from the Platform • Not interfere with or disrupt the Platform or servers connected to the Platform • Not upload viruses, malware, or other harmful code • Not impersonate any person or entity, or falsely state or misrepresent your affiliation • Not use the Platform to send unsolicited commercial communications (spam) • Respect the intellectual property rights of Jedlee and third parties • Comply with all applicable Saudi Arabian laws and regulations The Platform is intended for use within the Kingdom of Saudi Arabia. Users accessing the Platform from other jurisdictions do so at their own risk and are responsible for compliance with local laws.

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. Jedlee does not warrant that: • The Platform will be uninterrupted, timely, secure, or error-free • The results obtained from the Platform will be accurate or reliable • Any property information listed on the Platform is complete, accurate, or up-to-date • Any defects in the Platform will be corrected Jedlee acts as a marketing platform connecting property seekers with licensed advertisers. Jedlee does not: • Own, manage, or control any properties listed on the Platform • Guarantee the accuracy of property information provided by advertisers • Act as a party to any real estate transaction between users • Provide real estate brokerage, legal, or financial advice Users are advised to independently verify all property information and conduct due diligence before entering into any real estate transaction. Jedlee's liability for any claim arising from the use of the Platform shall not exceed the fees paid by the user to Jedlee in the 12 months preceding the claim.

Jedlee reserves the right to suspend or terminate your account at any time if: • You violate any provision of these Terms of Use • You provide false, inaccurate, or misleading information • Your REGA license expires or is revoked (for advertisers) • You engage in fraudulent or illegal activities • You receive multiple complaints from other users • You fail to respond to platform communications within the specified timeframes • Your account is inactive for more than 12 consecutive months Upon termination: • Your access to the Platform will be immediately revoked • Your property listings will be removed from the Platform • Any pending transactions or inquiries will be cancelled • You remain liable for any obligations incurred before termination • Jedlee may retain your data as required by Saudi Arabian law

Jedlee reserves the right to modify these Terms of Use at any time. Changes will be effective immediately upon posting to the Platform. We will notify users of material changes through: • A prominent notice on the Platform homepage • Email notification to registered users • In-app notification for active users Your continued use of the Platform after any modifications constitutes your acceptance of the updated Terms. If you do not agree with the modified Terms, you must stop using the Platform and close your account. We recommend reviewing these Terms periodically to stay informed of any changes.

These Terms of Use are governed by and construed in accordance with the laws of the Kingdom of Saudi Arabia. Dispute Resolution Process: 1. Amicable Resolution: Users are encouraged to first contact Jedlee's customer support to resolve any disputes informally 2. Formal Complaint: If the dispute cannot be resolved informally, users may file a formal complaint through the Platform's complaints system 3. Mediation: Unresolved disputes may be referred to mediation through an authorized Saudi mediation center 4. Arbitration: If mediation fails, disputes shall be resolved through binding arbitration in accordance with Saudi arbitration law 5. Jurisdiction: The courts of Jeddah, Kingdom of Saudi Arabia, shall have exclusive jurisdiction over any legal proceedings Users may also file complaints with: • Real Estate General Authority (REGA) — for real estate platform-related disputes • Ministry of Commerce — for consumer protection matters • Saudi Authority for Intellectual Property (SAIP) — for IP-related disputes
